All lessees are treated equally and in accordance with the Federal Fair Housing Act. Lessees must fall into our "Policies And Procedures For Tenancy" guidelines, and are required to pay all fees associated with the application, retail credit check and attorney lease fees. Accordingly, all lessees pay in advance, the first months rent, last months rent, security deposit, pet fees, pet deposits, etc...or as described in Lessors Management Agreement with Broker.
All leases are drawn by the Law Offices of Heist, Weisse & Wolk, P.A. , having offices in Tampa, Orlando and Ft. Myers Beach and who specialize in Landlord/Tenant Law.
Manager to collect all rents and deposits due to the property, have repairs made, serve tenant notices (possible vacate/eviction), inspect the property inside and out-according to lease terms, disburse funds, render income and expense statements, federal year end statements, all per the management agreement.
In general, care for said property. We use only licensed and insured vendors, most of whom have been doing our repair work for 5+ years. Lessor shall receive the benefit of all savings, discounts, obtained from contracts, supplies or services contracted by Manager.
